- Recorder of Titles - Transfer Registration Fee $183.40
- State Revenue Office - Stamp Duty calculated on the value of the property being purchased
*If $325 of our fee is paid before searches commence, a $30 discount will apply
*Where we are also acting for the seller in the same transaction a $50 discount will apply
INCLUDED SERVICES, SEARCH FEES AND OUT-OF-POCKETS
For our fixed price we will:
- check a Contract prepared and sent to us by a lawyer or real estate agent (using the standard Law Society of Tasmania wording) prior to signature and provide standard written advice and wording for any required standard extra clauses – please note that an actual attendance to discuss the contract is not included in the fixed price and will incur a extra charge;
- undertake and report on standard conveyancing enquiries, searches and requisitions once Contract signed;
- provide a financier with copies of Contract, Transfer and Priority Notice;
- check vendor figures, obtain undertakings, prepare Settlement Statement, arrange and attend settlement;
- complete, stamp and register the Title Transfer (where the property is not being mortgaged).
Our fixed price also includes any search fees/out of pockets on a single Title Search, a Land Tax Search and a Rates Certificate (where required), a Council Property Information Certificate, and a Water Search and the filing fee on a Priority Notice
PLEASE NOTE that apart from the services detailed above, our fixed price does not cover negotiating a contract or any other pre-contract work or advice which may be charged at our normal hourly rate. Where pre-contract searches are undertaken and the same searches would be included as part of the standard fee, a discount will however be given on the standard fee.
